We will sit between you and the appointed contractor to maintain the contractor’s quality, quantum, and contract responsibilities.

What is the role of a Contract Administrator?

We are engaged to make sure that all the terms of the contract between you and the contractor are met by all parties. Under the terms of the contract, it is the contractor’s role to manage the project. 


We are independent of your insurer and our role is to ensure the works to your property are completed in line with the contract.

The Contract Administration process

In most cases the surveyor that provides your initial schedule of works will manage your claim to completion for complete continuity, with support from our RICS/CIOB Qualified Director at all stages. They will make sure the contractor fully understands your works and fulfils the project to our requirements. 


During the works on site, as contract administrators, we will attend site to value the works carried out to date, at agreed regular intervals. From this we will issue payment certificates for your insurer to release the funds to enable payment to the contractor.


On completion of the works, we will approve and issue a final certificate for insurers to pay the remaining funds to the contractor. At this stage, any outstanding defects (these are also known as snagging items) will be documented and we will manage the completion of these.


Blays Surveying Ltd are authorised and regulated by the RICS to hold and control client monies under the Client Money Protection scheme (CMP scheme).

What is involved in the Tender Process?

On your behalf we will arrange and manage the tender process to obtain competitive quotations for the works to your home. Our role will be to arrange agreement of the scope of works for your repairs and then to issue this as a full tender package.


We will recommend companies to be included in the tender process. These companies will be known to us and we will have been through our contractor recruitment process and be a contractor network partner. This will mean that we are able to better understand their competency and be assured of their status to carry out your works. Our network contractor partners will be a mixture of local and national companies. We will receive a Network Performance Fee from our contractor partners to allow us to manage their continual development and competence.


We will also look to include at least one contractor of your choice, if you require. In addition to this we will request at least one contractor be nominated on behalf of your insurer. On receipt of the quotations we will assess and report on our recommendations. We should note that ultimately the financial decision is with your insurer, but we will discuss all decisions with them.
